Facility maintenance principle for public area

A.Exterior wall, perimeter wall.

1.Clean the exterior wall once every 6 months and restore the surface tiles.
2.Repaint the exterior painted area like the bottom of the balcony every 2 years.
3.Repaint all metal doors and rails every 2 years.

B. Block pavement

1. Repaint all signatures and lines in the parking area every year.
2. Inspect cement road and square tiles of the block once every 6 months and restore the damage if any.

C.Inner hall, passage and stairs

1. Inspect the inner hall, elevator, passage and stairs every year, restore the damaged floor or wall tiles
2.Repaint the stair wall every 2 years.
3.Repaint the stair skirting every 2 years.

D.Roof

Inspect the water proof layer and insulation layer every 6 months and restore the damaged part.
Repaint the metal path on the roof and lightning protection area every 2 years.
3.Inspect all outside insulation path and water tank every year and restore the damaged part.

E.Electrical appliances

1. Inspect all distribution house every week for operation including appearance, noise, smell, temperature and switch and indicating light status, and conditions of IT room lighting and auxiliary facility.
2.Dedust distribution house and distribution panel every month.
3.List power consumption and voltage change every month.
4. Clean the distribution equipment and fasten the pile head once every 6 months.
5. Conduct pressure resistance test, insulation test and relay test for the distribution equipment every year.
6. Inspect and clean the distribution panel on each floor every month.

F.Gas device

1. Use soap water to test the expansion joint at every user incoming point and report to the gas company for maintenance.
2.Check leakage of gas pipe and gauge every year.

G.Lighting fixture

1.Inspect the appearance and lux of outdoor lights and lamps in public area once every 2 weeks.
2. Check the functions of lights and lamps every 6 months and clean regularly.
3. Check the lighting fixture and tube service life and make reasonable material plan.

H.Elevator

1.Clean the engine room of elevator every month and check IT room auxiliary facility and environment temperature.
2.Assist, supervise and record the elevator contractor's maintenance work (detailed requirement see contract) every two weeks.
3. Check elevator well, pit and door conditions and eliminate foreign materials.
4. Arrange a yearly inspection by Labour Bureau.
5. Test speed limiter once every 2 years and conduct load regulating test once every 5 years (contractor's job).

I.Lightning protection device

1.Test the device reliability and the dielectric resistance every year.
2.Conduct a device security test every 3 years (lightning protection device inspection bureau's job).

J.Water pump, water pipe and water tank

1.Every shift inspect the water pump operation, current, voltage, indicating light and water pressure of the control box, stop the pump and solve the problem if detected.
2. Every shift inspect the pipe and valve joint.
3.Every shift inspect auxiliary facility of IT room.
4.Clean the IT room every month.
5. Clean the fire pump for no less than 10 min every season.
6.Check the floating device, inlet/outlet valve and drain valve of the water tank.
7.Clean the water tank once every 6 months.
8.Maintain the large pumps including bearings, blade wheel, sealing and motor insulation once a year.

K.Drainage pipe, sanitary facility

1.Check water supply/drainage main pipe and valves every season.
2. Check the sanitary facility including fire hydrant, sanitary fittings and drainage of the management company, owner's office and vacant/for sale unit.
3.Check the sewer and clear the passage.

L.Waste water treatment and collecting well/pump

1.Every shift inspect the sewer processor, control box and liquid level alarm.
2. Clean the waste in the regulating pool every 3 days.
3.In rainy season, each shift inspect collecting well pump every 2 weeks (including manual, auto,and control box indicating light).
4.Maintain the sewer processing control box and sump pump every month.
5.Maintain the submerging pump and control box.
6.Examine the water quality in the waste water processing system.

M.Video monitoring

1.Check video monitoring equipment every month including cleaning and calibrating the camera, lens, recorder, signal transmission and picture reception, report to special company for maintenance.
2.Clean the IT room every month.

N.Satellite antenna

1.Inspect the foundation of antenna and check once before and after typhoon.
2.Clean the IT room every month.
3.Paint the base of antenna every 2 years.
4.Change the oil for drive mechanism every year

O.Fire fighting equipment

1.Check all fire hydrants every season.
2.Test the integrated fire control device once every 6 months.
3.Check all fire extinguisher every year and change the content according to the rules.

P.Split- type air conditioner

1.Clean once a month the filter of all indoor unit in the owner's offices and vacant/ for sale unit.
2.Clean the outdoor unit once every 6 months.
3.Check any leakage of the conditioner, pipe insulation integrity and remote controller.

Q.Others

1.Inspect and restore the hardware in the public area every year.
2.Add machine oil to all the keyholes outside and maintain all the gate locks every year.
3. Check the doors and windows of all public area, management company and owner's office and vacant/ for sale unit.
